Jalandhar-based Punjabi-speaking Anand Khanna (Kishore Kumar) re-locates to New Delhi, looks for a room to rent and is shunned by a variety of Marwari, Sindhi, Gujarati, and Bengali landlords. He decides to change his name to Anandkumar Swami, and gets a room with Tamil-speaking Subramaniam (Nana Palsikar). He falls in love with his landlord's daughter, Janaki (Vyjayanthimala), and wants to marry her without realizing that neither of their respective families will ever consent to this 'Hindustani' marriage.
